Sondu Reserve · three of four
Five rooms let.Nothing chased.
Members book themselves in a portal carrying your name, on live availability, so nobody has to ask you whether Thursday is free. The rate card prices every hour, off peak included, and the month gathers itself into statements that send themselves.
From €49 a month. No commission, ever.
What is Sondu Reserve?
Sondu Reserve books out rooms, desks, chairs and studios. Every space gets its own hours and its own rate card, including an off peak rate, members book themselves on live availability in a portal carrying your name, and at month end each member’s statement assembles and sends itself with a gapless sequential invoice number on it. It starts at €49 a month for up to three spaces, with no commission on bookings and no charge per member on any tier.
What an empty room costs
Nobody was going to ask for Tuesday at two.
Rooms do not sit empty because there is no demand. They sit empty because nobody could see they were free, the rate for a quiet Tuesday was never set, and asking the owner felt like a favour. Put your own numbers in.
Deliberately cheap, because the room is standing there either way and a discounted hour beats an empty one.
Mornings, the middle of Tuesday, and the last hour of the day. Hours you are already heating.

Reserve starts at €49 a month, and it is the subscription you were keeping accounting software for.
New to renting out space?
The four words that run it, in plain English.
If you have never used software like this, here is the whole vocabulary. There is not much of it, and you set most of it once.
- Rate card Your price list
- What an hour or a session in your space costs. You can set a lower off peak rate for quiet times and a package price for regulars. You set it once, and it prices every booking after that.
- Live availability They book themselves
- Members and renters see exactly what is free on a page carrying your name, and take it. Nobody has to message you to ask whether Thursday is open.
- Off peak The quiet hours, priced to sell
- A Tuesday morning priced lower than a Saturday. A discounted hour beats an empty one, because you are heating the room either way.
- Statement The invoice, done for you
- Every booking a member made becomes a priced line. At month end the statement adds itself up and sends, with a sequential invoice number your accountant will accept, so you are not rebuilding the month from a calendar.
How it works
Three things happen, in this order.
You set it up once. After that the only time you touch it is to read the statements.
- 01
Your spaces get their own hours and rates
Every room, chair, desk and studio has its own opening hours, its own changeover buffer and its own rate card, with off peak pricing, packages and discounts. A quiet Tuesday can be priced like a quiet Tuesday, and a price preview shows which rule won.
- 02
Members book themselves on live availability
They log into a portal carrying your name, see exactly what is free, and take it. Recurring bookings skip a clash rather than failing the whole series, and a database constraint makes a double booking impossible rather than unlikely.
- 03
The month invoices itself
Every booking becomes a priced line. At month end each member’s statement is assembled and sent with a gapless sequential number and your own prefix, so you stop reconstructing July from memory in August and your accountant stops asking about the missing one.
Is this for you
Helping these businesses, and here is how.
Sondu Reserve is for anyone who rents out space by the hour, the session or the month. Pick the closest, and see how it helps.
Let your rooms, and never chase an invoice again.
Associate therapists book a room on live availability, the rate card prices the session, and each month a statement assembles itself and sends. No spreadsheet, no accounting subscription, no last Friday of the month lost to invoicing.
Clarity Wellbeing Clinic runs its rooms on Reserve. The month end that used to be an afternoon is now a list you glance at.
Why a room booking tool is not enough
Space software was built for facilities managers.
The desk booking tools are genuinely good, and they were designed for an office where somebody in operations owns the floor plan and nobody sends an invoice at the end of it. You are not that. You own the building and the business inside it, and the hard part was never the grid. It was the money and the paperwork.
Reserve is built around the rate card and the statement, not the floor plan. And because it sits on the same platform as Schedule and Connect, a practitioner renting your room can run her own diary and her own enquiries in the same login, on her own plan.
What you are probably paying for already
One tool instead of the stack.
Most people renting out space pay for a booking form, keep a spreadsheet, and run accounting software just to invoice the room, and still lose the last Friday of the month to it.

What One includesThe honest comparison
Where the money actually goes.
We will say it plainly. If you are managing an office floor for a company that already has finance handling the billing, buy Skedda. If you own the rooms and the invoices are your problem, that is the gap Reserve was built in.
Skedda
The strongest product in space booking, priced by the size of what you are managing, and aimed squarely at workplaces and facilities teams. Wins on floor plans, desk booking policy and integrations with corporate identity systems.
Sondu vs SkeddaCalendly and Acuity
Excellent for selling your own time, and not built for space at all. No rate card by room, no off peak pricing, no member statements, and no sense that the person booking is a tenant rather than a client.
Sondu vs Calendly and AcuityA shared calendar and a spreadsheet
Free, and the most common thing we replace. It works until two practitioners want Thursday at four, until somebody forgets to log an hour, and until the end of the month arrives and July has to be reconstructed from mess.

Before you switch
The honest answers.
Reserve costs €49, €99 or €179 a month plus IVA, and it is tiered by how many spaces you let, not by how many people you have. Reserve is up to three spaces. Reserve Pro is up to twelve, and adds named rate plans, standing holds, group statements and applications. Reserve Business is unlimited spaces across up to three locations, and further locations are €39 each.
Members are unlimited on every tier, because members are not a meter. There is no commission on bookings.
Anything you let by the hour, the day or the month. A treatment room, a salon chair, a hot desk, a studio, a gym floor, a photography set, a meeting room. Each space carries its own hours and its own rate card, so a chair and a studio can be priced completely differently.
Every booking becomes a priced line against the member who took it, using your rate card including any off peak rate, package or volume tier. At month end each member’s statement is assembled and sent automatically, with a sequential invoice number, your own prefix and a forward only counter, so the series is gapless and your accountant will accept it.
Group statements, which roll several members into one master invoice, start on Reserve Pro.
Yes. A flat rate and per space opening hours are on Reserve. Named rate plans, which is where multi hour rates, packages, peak rules, volume tiers and per member rates live, start on Reserve Pro, along with a price preview that shows you which rule won and an audit log of every rate change.
They apply through your own portal and attach the documents you require, such as insurance and qualifications, so vetting happens in one place rather than across email. Applications with required documents start on Reserve Pro.
In the European Union, hosted in Ireland, isolated per business with row level security. Your member and booking records are yours to export at any time. Reserve runs the room hire at Clarity Wellbeing Clinic in Nuneaton every day.
